MEP OPERATION & MAINTENANCE ENGINEER
• Minimum 5 years’ experience in execution of Electromechanical System Operation & Maintenance for commercial / residential buildings. (Gulf experience preferred)
• Bachelor Degree in Mechanical or Electrical Engineering required
• To schedule all maintenance activities and plan preventative maintenance in accordance with the manufacturer’s PPM instructions.
• Reactive maintenance including emergency maintenance and repair services;
• Responsive maintenance for the Common Use Facilities and Common Property (including common utility rooms & facilities)
• Building and operation of a maintenance service Health and Safety Plan;
• Routine maintenance and repair of the electrical, mechanical and HVAC systems
• Routine, periodic and visual inspection of the Common Property Maintained Assets and building elements;
• Independent inspection and preparation of reports in accordance with statutory requirements, and the preparation and provision of tests and sample areas for inspection by Client including chemical analysis tests, registers, records and documentation in accordance with international best practice.
• Utilization of a CMMS (Computerized Maintenance Management Software) system or similar which will record items such as but not limited to; all the Common Property Building elements and Maintained Assets, PPM Schedules and PPM Reports, Variance Reports;
• Being responsible for the maintenance of any pipes, drains, ducts, conduits, water courses, cables, channels or other things which located throughout the Common Use Facilities and Common Property;
• Taking all reasonable measures to prevent the blockage of pipes, ducts, conduits, watercourses and channels.
• Provision of all resources, tools, equipment (including any computer equipment and software), materials, spares, replacement parts and consumables, and oils and greases:
• Regular scheduled inspections of the Common Use Facilities and Common Property, as requested by The Client, to establish and confirm the continued availability and functionality of the Maintained Assets and Building Elements;
• Security of access to all plant and equipment for authorized persons; and
• Compliance with all Health & Safety rules and regulations
